Property Management

Your asset, run like we own it.

We manage commercial and multifamily property across Miami-Dade and Broward — operations, leasing, reporting, and vendors handled by the same team that knows the market your building sits in.

  • One partner accountable for the property, not a rotating cast of coordinators.
  • Monthly owner reporting you can hand straight to your accountant or lender.
  • Leasing, renewals, and re-tenanting run in-house, so vacancy gets worked immediately.

We'll review the property and come back with a scope and fee proposal.

Thank you — a partner will follow up about your property shortly.

What's Covered

Everything the building needs, in one scope.

Management engagements are scoped per property, but most owners want the same core set covered without having to chase four different vendors for it.

Day-to-Day Operations

Vendor management, maintenance dispatch, preventive schedules, and site visits — with one point of contact for tenants and for you.

Leasing & Renewals

Renewal negotiation, vacancy marketing, tenant screening, and lease administration, run by the same brokerage team that works the submarket.

Financial Reporting

Rent collection, payables, annual budgeting, CAM reconciliation, and monthly owner statements with income, expenses, and variances.

Compliance & Risk

Insurance tracking, inspections, permits, and municipal requirements — including Florida's recertification and reserve obligations where they apply.

Tenant Relations

Responsive communication, move-in and move-out coordination, and documented follow-through, so small issues don't become renewal problems.

Asset Strategy

Capital planning, expense benchmarking, and a yearly view on hold-versus-sell, drawing on the group's advisory and brokerage side.

Getting Started

Three steps to a managed property.

1

Property Review

We walk the asset, review the rent roll, leases, and current operating expenses, and identify what needs attention first.

2

Scope & Proposal

You get a written scope, reporting format, and fee structure for your property — no bundled services you didn't ask for.

3

Transition & Run

We handle tenant notices, vendor transitions, and records hand-off, then run the property with monthly reporting from month one.

Who We Work With

Built for owners, not just portfolios.

Private Owners

One building, handled properly.

Owners of a single office, retail, or industrial property who want it run professionally without becoming a full-time job.

Small Portfolios

Consistent reporting across assets.

Investors holding a handful of properties who need the same reporting standard and the same point of contact across all of them.

Out-of-Market Investors

Eyes on the ground in South Florida.

Owners based outside Florida who need someone local, licensed, and accountable walking the property and answering the phone.

Common Questions

Management questions we get most.

What types of property do you manage?

Office, retail, industrial, and multifamily assets across Miami-Dade and Broward County — including single-tenant buildings, small portfolios, and owner-occupied properties with leased space.

Do I have to list with you to use your management services?

No. Management is a standalone engagement. Many owners come to us for management only, and brokerage or advisory work follows later if and when they need it.

How are management fees structured?

Fees are quoted per property after we review the asset, its rent roll, and the scope of work involved. The full scope and fee are put in writing before any engagement begins.

What reporting do owners receive?

Monthly financial reporting covering income, expenses, and variances, plus rent roll and lease expiration tracking. Cadence and format can be tailored to what your accountant or lender requires.

Can you take over from our current management company?

Yes. We coordinate the transition — tenant notices, vendor contracts, deposits, and records — so the hand-off happens on a set date without a gap in service.

Are you licensed?

Yes. Carter × Yuken Group operates under Premier Elite Realty, a Licensed Real Estate Broker in the State of Florida (License #CQ1022623).
